1966-001 AN ORDINANCE AMENDING THE zONING MAP OF THE cITY
OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS
A PART OF PARTS II AND III OF cHAPTER 13 OF THE
~ODE OF ORDINANCES OF THE cITY OF D~TON, TEXAS,
BY oRDIHANCE NO. 61-19, AND AS SAID MAP APPLIES
TO cERTAIN PROPERTY KNOWN AS CITY LOT 25, BLOCK
285 AS SHOWN ON THE OFFICIAL CITY MAP OF THE
CITY OF DENTON, TEXAS, MORE PARTICULARLY DESCRIB-
ED HEREIN, PROVIDING CERTAIN CONDITIONS AND RE-
STRICTIONS, AND DECLARING AN EFFECTIVE DATE
'THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY
oRDAINS
SECTION I.
That the Zoning Map of the City of Denton, TexaS~ 1961,
adopted as a Part of Parts II and III of Chapter 13 of the Code
of o~dlnances of the City of Denton, TexaS, under the proVlS-
1ons of Ordznance No. 61-19 be, and the same ~s hereby amended
as follows
All of the hereinafter descrzbed property is hereby re-
moved from the "R" - Dwelling D~strzct as shown on said
map, and all provzslons of parts II and III of Chapter
13 of the Code of Ordinances of the C1ty of Denton, Texas,
as provided by Ordinance NOo 61-19, shall hereafter apply
to said property as "LI" - Light industrial District in
the same manner as other property located ~n the "LI" -
Light industrial District provlded~ however, as a condi-
tion to the enactment of this ordinance, the following
conditions shall be observed
1. A dedication of a certain described port,On of
this property for future extension of Highway
Loop 288 shall be made slmu~neously with the
effective date of this ordinance, by separate
instrument
2 Ail parking areas, entrances and ex,tS w~thln
this described property shall be paved
3 All storage areas wzthln this described property

shall be enclosed
4 Ail future construction on this property shall be
equal to the type and quality of the existing
structures, or of a better type and quality
5 The uses permitted on this property shall be
strictly limited to the uses permitted ~n the
"LB" - Local Business D~str~ct, and Electric/al
Sign Manufacture including Neon Sign Manufacture,
except that no buildings,shall be erected or con-
verted for Dwelling purposes, and no other Light
industrial use shall be permitted
And no Certlf~cate of Occupancy will be issued for any other
use until this Ordinance ~s repealed, and the validity of th~s
entire Ordinance depends and ~s based upon the validity of
these conditions, such conditions being a reasonable exercise
of the Police Powers of the City of Denton, Texas, said prop-
erty being described as
Ail those certain lots, tracts or parcels of land situated in
the County of Denton, State of Texas, and described as follows
All that certain lot, tract or parcel of land situated in
the County of Denton, State of Texas, and being a part of
Lot No. 1 out of Block 1 of the J W Erwln Sub-division
of the McGowan Survey, Abstract 797, said lot 1 having
been conveyed by J. W Erw~n and wife, to Earle B Blanton
and wife, by Deed dated the llth day of July, 1947, and
recorded in Volume 3401 at Page 8~ of the Deed Records of
Denton County, Texas, and more particularly described as
follows
BEGINNING at the Southwest Corner of Lot 1 of Block 1,
THENCE North along the West Boundary Line of Lot No. 1
134.4 feet to a point in the South right-of-way of U S.
Highway 77, said right-of-way for U S H~ghway 77 being
the same conveyed by Earle B Blanton and wife, to the
State of Texas on August 26, 1948,
THENCE in an Easterly direction with the South r~ght-of-
way l~ne of Highway 77 a d~stance of 40 7 feet to a point
120 feet Southerly of and measured at right angles to the
base l~ne of U.S Highway 77 as surveyed ~n 1948,

THENCE South 47° 27' East 229.4 feet with the South right-
of-way line of said Highway 77, 120 feet Southerly of and
parallel to the East line to a point in the South line of
Lot No. 1 in the North line of Lot No. 2 of Block 1 of
said Erwln Sub-dlvls~on,
THENCE West w~th the South line of Lot 1 a distance of 200
feet to the place of beglnn~ng, also,
ALL OF LOTS No. 2 and 3 in Blook No. 1 of the J W. Erwln
Sub-division to the McGowan Survey, Abstract NOo 797, as
shown by the plat of said Sub-division of record in the
office of the County Clerk of Denton County, Texas, in Vol-
ume 337, Page 528, Deed Records of Denton County, Texas,
to which reference is hereby made,
SAVE AND EXCEPT any portions of said tracts of land hereto-
fore conveyed to the State of Texas, for highway purposes.
SECTION II.
That the City Council of the City of Denton~ Texas, hereby
finds that such change and conditions are in accordance with a
comprehensive plan for thepurpose of promoting the general web
fare of the City of DentDn, and with the reasonable considerat-
ion, ~among otherthlngs, for the character of the district and
for its peculiar suitability or particular uses, and with a
to conserving the value of buildings, protecting human lives, and
encouraging the most appropriate uses of land for the maximum
benefit to the City of Denton and 1ts citizens
SECTION III.
That this ordinance shall be in full force and effect
mediately after 1ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council, after giving due notice thereof
