022219 Press Release - DDC Update (Feb. 2019) IOv FOR IMMEDIATE RELEASE DENTON Jessica Rogers • (940) 349-7531 • Jessica.Rogers@cityofdenton.com Denton Releases Draft Development Code Update and Zoning Map DENTON, TX, Feb. 22, 2019—The City of Denton is nearing the finish line for adoption of the long-awaited update to the City's development code and zoning map. The last time the code was updated was in 2002, more than 16 years ago. The Denton Development Code (DDC) sets the requirements for what, where, and how much can be built on properties within the city. In other words, the code is a guide for residents and developers to ensure that responsible growth occurs, while staying true to Denton's unique character. The DDC applies to new and existing developments and current residents and businesses seeking to change their property. This code update is another deliverable from the 2015 adoption of the City's comprehensive plan, Denton Plan 2030. The comprehensive plan provides the City's vision of what Denton should look like in 2030 and addresses multiple themes, including sustainability, mobility, and maintaining Denton's special character. The DDC update helps to ensure the City's vision becomes a reality. "A new code is long overdue," said Development Services Director Scott McDonald. "This update will allow more practicality and flexibility in meeting Denton's development goals. It will also increase transparency and involvement with neighborhoods near developments." New City-Wide Zoning A major focus of the DDC Update is the consolidation of the existing zoning districts, a mechanism for controlling the physical development of land and the kinds of uses allowed on each individual property. More specifically, the code will include simplified development standards, such as minimum lot dimensions and distance from a property line, maximum building height, and how much open space is required. The DDC Update proposes combining, revising, and creating new zoning districts to better address sustainable growth and neighborhood compatibility within Denton. Public Involvement Over the next few weeks, the public will have several opportunities to provide feedback on the changes to the development code and zoning map. Anyone not able to attend a public meeting is encouraged to review the draft code and materials online and can provide comments via email or phone. "We are trying to create the best document possible, and input from Denton stakeholders is a key component," said McDonald. City Council will consider adoption of the draft in April.
