Notwithstanding anything contained in this Contract to the contrary, Quyer may, at Buyer's option, elect to waive any of the conditions precedent to the performance of Buyer's ohligations under this Cantract by giving to the Seller, at any time priar to Closing, a written waiver specifying the waived condition precedent. 6.06 Buyer's Terrnination if Conditions Precedent Nat Sat'rsfied or Vt'aived. If any af the conditions precedent to the performance of Buyer's obligations under this Contract have not been satisfied by Seller or waived by the Buyer, the Buyer may, by giving written notice to Seller, terminate this Contract. On Buyer's termination, the Earnest Maney shall be immediately returned to Buyer by the Title Company.
