~HE COUNCIL OF ~E CI~/ 0F DENTON H~REBY ORDAINS.
That Article 13 07 of the 0ode of Ordinances of the City
of Denton, Texas, be amended so as to hereafter read as follows
"ARTICLE 13 07 STREET, ALLEY, CURB AND GUTTER AND DRAINAGE IMPROVEMENTS
(a) Sp?~.tfloatio. ns.
The Director of Planning shall prepare
and maintain in his office the City of
Denton specifications for street, alley,
curb and gutter and drainage improvements
(b) Constx,lction Required Before Issuance
within the subdivision, the subdivider shall
(1) install all street, alley, curb and
~gutter and drainage improvements, in-
cluding the necessax-J connections out-
side of the subdivision at his own ex-
pense and in accordance with the con-
st~uction plans submitted with the final
plat ~d the City of Denton specificat,ions,
or
(2) in lieu of the actual completion of the
improvements, the subdivider shall enter
into contracts with reputable contractors
for the construction according to the
plans and City specifications and make
an escrow deposit in the total amount
of the contracts, with a Denton bank to
be paid to the contractor as the improve-
ments are completed upon the Joint release
of the subdivider and the Director of
Planning for approved portions of the
work, and such escrow arrangement shall
provide that the City of Denton shall be
entitled to the proceeds, upon failure
of ~he contractor to complete the contract,
for use in completing the work, or
(3) the subdivider shall file with the Director
of Planning a corporate surety bond in a
sum equivalent to the total cost of the
improve~nts and guaranteeing the installa-
tion of same within a time to be stated in
the bond, or
(4) any combination of the above
(c) ..M..~lntenanc_e Bond
Prior to the final acceptance of any street,
alley, curb and ~utter or drainage improvemellt,
a one year maintenance bond shall be filed
the amount of ten (10%) percent of the total
contract price
(d) As-~Built Dra_win~s
One set of as-built drawings of all street,
alley, curb and ~utter and drainage improvem~mts
shall be filed with the Director of Planning
within 20 days of the final approval of the
~provements
(e) U_n._imp~_oved Streets AdJoinin.~ Subdivisions
The subdivider shell bear half the total cos~
of pevin~ and installing curb and ~utter for!
all unhuproved streets afl Joining the subdivision
and the ~etails for ca~ryinE out this work shall

This ordinance shall become effective i~edlately upon its
passage and approval as required by law
