AN ORDINANCE AMENDING TEE ZONING AND USE DISTRICT
MAP OF,~HE CITY OF DENTON, TEXAS, AS IT APPLIES TO
CITY L0T 43, BLOCK 350E, S0 AS TO ~MOVE THE SAID
PROPER~/ PROM THE DWELLING DISTRICT, PLACING THE
SAME IN THE BUSINESS DISTRICT, AND DECLARING AN
EFFECTIVE DATE
THE C0~NCIL OF ~2{E C~Y 0F DENTON HEREBY ORDAINS
SECTION i That the Zoning and Use District Map of the
City of Denton, Texas, be amended as follows
All of the hereinafter described property is hereby
removed from the Dwelling District as shown on said
map, and all provisions of the Zoning Ordinance of
the City of Denton and the Zoning Map shall hereafter
apply to said property as Business District property
and as other property located in a Business District,
Being City Lot 43, Block 350E, located between Bernard
Street and Roselawn Drive, approximately 196 feet
North from the intersection of said streets, more
particularly described as follows
BEGINNING at a point in the East llne of Bernard
Street, in the City of Denton, Texas, said point
of beginning being the southwest corner of said
tract conveyed by M R Clark and wife to A M
Guess and wife, as aforesaid,
THENCE North with the East line of said Bernard
~treet, and the West line of said Guess tract, 246
feet to a stake for co~ner,
THENCE in a southeasterly direction, with fence,
21~ feet to a stake for co~ner in the East boundary
line of said Guess t~act, in the West line of Roselawn
Drive, said point being 246 feet northeast of the
southeast corner of said Guess tract,
THENCE in a southwesterly direction with the West line
of Roselawn D~tve, and the East boundary line of said
Guess tract, 2~6 feet to a stake for co~ner, the
southeast corner of said Guess tract,
THENCE West with the South boundary line of sa~d
Guess tract, 102 feet to the place of beginning

hereb~ finds that such change is in accordance with a compre-
hensive plan for the purpose of promoting the general welfare
of the City of Denton, and with reasonablo consideration, among
other ~hings, for the character of the 8istrict and for its
peculiar suitability for particular uses, and with a view to
consc~ving the value of buildings and encouraging the most
appropriate use of such land for the maximum benefit to the
City oF Denton~ Texas, and its cltize~s
~CTIGN~ ~ That this ordinance shall be in full force
and effect i~e~iately afte~ its passage an8 approval, the
quire8 public hearings having heretofore been hel8 by the
Planni'ng and Zoning Co~ission and the C~ty Council
