1960-013 AN ORDINANCE AMENDING THE ZONING AND USi2 DISTRICT MAP OF ~4E CITY OP D~NTON. TEXAS, AS IT APPLIES GITY LOiTS 3 AND 4, BLOCK ~12, SO AS TO REMOVE 8AID PROPERTY PROM THE DWELLING DISTRICT, PLACING THE SAME IN THE BUSINESS DISTRICT, AND DECLARING AN EFFECTIVA DATE COUNCIL OF ~HE CIT~ OF DENTON HEREBY ORDAINS ~ECTION ~! That the Zoning and Use District Map of the City of Denton, Texas, be amended as follows All o£ the hereinafter described property is hereby removed from the Dwelling District as shown on said map, and all provisions of the Zonzng Ordinance of the City of Denton and the Zoning Map shall hereafter apply to said property as Business District property and as other property located in a Business Dzstrict, Beihg City Lots 3 and 4, Block 412, located os the South side of 8tare Highway 24 and the West side of No~th Locust Street, mo~e particul~ly described as follows- BEGI~ING at a poiat in the southwest corner of the t~act of land conveyed to Addle Baren, et al, by Maud Ear,ell as described by deed dated April lO, 1926, as ~eco~ded in Volu~ 218, Page 623 of the Deed Re- co~ds of Denton County, Texas, ~ENCE eastward along the south boundary of the Addle Baden, et al tract a distasce of 51' 8" to the south- east corne~ of the Addte Baden tract, T~NCE No~th 0 degrees, 20 minutes West along th~ east boundary of the said Addle Baden tract a distance ef 99 6 feet to ~he south boundary of State Highway THENCE westward along the south boundary of State High- Way 24 a distance of ~l 8. mope or less to the west p~ope~ty line of the Addle B~en tract, T~NCE southward along the west boundary of the Addle Bamen t~act a distance of 99 6 feet, mo~e o~ less to the place of beginning BEGI~G at a steel pin In the West Boundary Li~e of Nomth Locust street, and at the southeast co~n~ of Lot ~13 of the ~eete~ Addition, and being the southeast corner of a two acre tract of land, as conveyed by T E Barry, et ux, to J H Whitfield, by deed, dated ~une 6, 1901, and recorded in Volume ll0, page 555, Qf the Deed Records of Denton County, Texas, said steel pin being on the ~outh edge of a 6 inch con- crete curb and in the West edge of a North and South 4 foot eidewalk, and being the northeast corner of a tract of land now owned by Riley Cross, (the Riley 0ross deed being recorded in Volume 315, Pa~e 197, of the Deed Records of Denton County, Texas), THENCE North, 0 degrees, 20 minutes West, along the west boundary line of Locust Street, same being the west boundary line of a past mentioned sidewalk, 100 2 feet, to a steel pin in the south boundary line of State Highway 24, said steel pin being one foot South of the south edge of a sidewalk running Hast and West, and being 35 feet South of the center line of State Highway 24, THENCE South, 89 degrees, 18 minutes West, along the South boundary line of State Highway 24, 151 33 feet, to a steel pin for corner, sazd corner being the north- east corner of a tract of land as conveyed by Maud Harrell, a feme sole, to Addle Baren, et al, by deed, dated April lC, 1926, as shown of record in Volume 218, Page 623, of the Deed Records of Denton County, T~xas, THENCE South, 0 degrees, 20 minutes East, along the East boundary line of the above mentioned tract, and parallel with the West boundary line of Locust Street, 99 6 feet, to a point on the North side of a concrete tile wall, 6 feet high, for corner, THENCE North, 89 degrees, $1 minutes, B6 seconds East, along the North side of mentioned concrete tile wall, 151 33 feet (same being the north boundary line of the Riley Cross property as it exists on the ground,) to point of beginning, and containing in all, 15,117 87 square feet of land SECTION_2 The City Council of the City ofDenton, Texa~ hereby finds that such change is in accordance with a compre- hensive plan for the purpose of promoting the general welfare of the City of Denton, and with reasonable consideration, among other things, for the character of the dzstrict and for its peculiar suitability for particular uses, and with a view to conserving the value of buildings and encouraging the most apprQpriate use of such land for the maximum benefit to the City of Denton, Texas, and its citizens 'SECTION 3 That this ordinance shall be in full force and effect immediately after its passage and approval, the requSred public hearings having heretofore been held by the Planning and Zoning Commission and the City Council PAE~D AND APPROVED this ~h day of Ma~ch, A D 1960 mayor ~ City of Denton, Texas City of Denton, Texas APPROV~ AE TO I~GAL ~0RM' ~i~y A~o~n~Y ~ City of Denton, Texas
