AN ORDINANCE AMENDING TEE ZONING AND USE DISTRICT
MAP OFf THE CITY OF DENTON, TEXA~, AS IT APPLIES TO
ERTAIN PROPERTY LOCATED ON THE WEST SIDE OF STATE
IGHWAy NO. l0 IN THE CITY 0P DENTON, TEXAS, AND
MORE PARTICULARLY DESORIBED HEREIN, SO AS TO REMOVE
THE SAID PROPERTY PROM THE DWELLING DISTRICT; PLAC-
ING THE SAME IN THE BUSINESS DISTRICT; AND DECLAR-
'ING AN EFFECTIVE DATE.
ITEE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
~CTION. !.~ That the Zoning and Use District Map of the
City of Den,ton, Texas, be amended as follows:
.All that certain tract of land in the City and
County of Denton, Texas, in the Joseph Carter

,Survey, Abstract No. 26 , and being part of a
~certain 11.95 acre tract described as the "First
lTract" in a deed from Edwin B. Braly and wife to
Joe W.~ Nichols and J. L. Ginnings, dated December
23, 1957, and recorded in Vol. 434, Page 289 of
the Deed Records of Denton County, Texas, more
partiGulsmly described by metes and bounds as
follows, to wit:
~BEGINNING at a point in the West line of Sherman
Drive ,that is South 27° 30~ West 435.70 feet
from the Northeast corner of said 11.95 acre
tract;
THENCE .a~ong the Wes.t line of. Sherman Drive,
South 27 30' West 140.04 feet to an angle in
said ~rive and continuing along the West line
of said Sheepman Drive South 88~ ~' West 109.96
feet, 2~0 feet in all along Sherman Drive to a
stake;
THENCE We~ste. rly and~per.Dend,icular to Sherman Drive
North 61 05' West 80 feet,
THENCE parallel to Shez~uan Drive North 88° ~5' East
109.96 feet and North 27~ 30' East 140.04 feet, 2~0
feet in all, to a stake;
THENCE South 62° 30~ East perpendicular to Sherman
Drive' 80 feet to the place of beginning.
~_E~TI~N 2. The Citv Council of the City of Denton,Texas,
hereby finds that such change is in accordance with a comprehen-
siv$ plan' for the pu~'pos~e of promoting the general welfare of
the lCity of Denton, and iwlth reasonable consideration, among
other things, for the character of the district and for its
peculiar suitability for particular uses, and with a view to
conserving the value of buildings and encouraging the most
appropriate use of such land for the maximum benefit to the
City of Denton, Texas, and its citizens.
SECTION~3. That this ordinance shall be in full force
and efTect immediately after its passage and approval, the
required public hearings having heretofore been held by the
Planning and Zoning Commission and the City Council.
