AN ORDINANCE AMENDING~ THE ZONING AND USE DISTRICT
MAP OF THE CITY 0F DENTON, TEXAS, AS IT APPLIES TO
C~iRTAIN PROPERTY IN ~S~UN VALLEY SUBDIVISION TO THE
TM OFI DENTON, TEXAS, AND IN THE TOWNS NORTH ~SUB-
dIVISION TO THE CIE OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED HEHEIN, SO AS TO REMOVE THE
EID PROPERTY FROM THE DWELLING DI. STRICT; PLACING
SAME IN THE BUSINESS DISTRICT, AND DECLARING AN

~ECT!ON !~ That the .Zoning and Use District Map of the
City ef Denten, Texas, be amended as follows:
FIRST TRACT: Being a tract of land situated in the BBB &
~, Abstract No. 186, Denton County, Texas, and
being more particularly described as follows:
BEGINNING at a point on the proposed South line of
Hercules Lane said petnt being 60' from the center-
line of said Hercules Lane and on the proposed West line
of Stuart Road said point being 30' from the centerline
of said Stuart Road, for corner;
.THENCE South 0° 27' W, 208.01, along the West line
of said Stuart Road to a point on the North line of
ia proposed 15' alley, for corner,
'THENCE along the North and East lines of said proposed
15' alley as follows~:
North 89° 33' W, 538.0' for corner;
INorth 4~~ 33' W, 21.2~, for corner;
/North ~0° 06' W, 185.10I, to a point on the South line
of said Hercules Lane, for corner,
THENCE North 89° 25~ E, 555.0', along the South line

containing 2.6 acres of land.

BEGINNING at a point on the proposed North line of Her-
cules Lane said point being 60' from the centerline of said
Hercules Lane and on the proposed West line of Stuart Road
said point being 30% from the centerline of said Stuart
Road, for corner;

said Hercules Lane,~ to a point on the East line of a 15'
alley for corner;
THENCE following the East and South lines of said alley
the following:

Nerth 43° 52' 30" E, 21.57', to the beginning of a
curve to the left havi~ng a radius of 1395.0' and a
c~ntral .angle of 22° ll' 10" for corner,
THENCE in an Easterly direction and around sa~d curve
525.17', for corner;
THENCE South 89e 33', 38.01' to a point on the West
line of said Btuart Road, for corner;
THENCE South 0e 27' W, 701.05' along the West line of
said ~tuart Road to the place of beginning and con-
taining 8.11 acres of land.
EECTION..2. The City Council of the City of Denton, Texas,
hereby finds that such change is in accordance with a comprehen-
sive p~ace for the purpose of promoting the general welfare of
the City of Denton, and with reasonable consideration, among
other things, for the character of the district and for its
peculiar suitability for particular uses, and with a view to
conserving the value of buildings and encouraging the most
appropriate use of such land for the maxzmum benefit to the
City of Denton, Texas, and its citizens.
~ECTION 3. That this ordinance shall be in full force
and effect immediately after its passage and approval, the
requi~ed public hearings having heretofore been held by the
Planning and Zoning Commission and the City Council
PAS~E~D AND APPROVED this llth day of October, A.D 1960
