O~D~I.N. ANCE AMENDING THE ZONING AND USE DISTRICT
OF TH~ CITY OF DENTON, TEXAS, AS IT APPLIES TO
GERTAIN PROPERTY ON THE NORTH AND SOUTH SIDES 0F
UNIVERSITY DRIVE, WEST, AND MORE PARTICULARLY DES-
CRIBEDIHEREIN, SO AS'TO REMOVE THE SAID PROPERTY FROM
THE DWE~.?.~G DISTRI~; PLACING THE SAME IN THE BUSI-
NESS DISTRICT; AND DECLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:

BEGINNING at the Northwest corner of the aforesaid 27.486
acre tract, said corner being the intersection of the
East line of Malone Street, and the South line of State
Highway No. 24;
THENCE 8curb 1 degree 30 minutes West, along the East
line of Malone Street, a distance of 275.0 feet for
corner;
THE~OE South 88 degrees 26 minutes East a distance of
159.68 feet for corner;

SECTION 2. The City Council of the City of Denton, Texas,
hereby finds that such change is in accordance with a comprehen-
sive ~lan for the purpose of promoting the general welfare of
the City of Denton, and with reasonable consideration, among
other things, for the character of the district and for its
peculiar suitability for particular uses, and w~h a view to
conserving the value of buildings and encouraging the most
apprQpriate use of such land for the maximum benefit to the
City /of Denton, Texas, and its citizens.

and effect .immediately after its passage and approval, the
required public hearings having heretofore been held by the
Planning and Zoning Commission and the City Council.
