1961-018 AN ORDINANCE AMENDING THE ZONING AND USE DISTRICT
MAP OP THE CITY OF DENTON, TEXAS, AS IT APPLIES TO
A CERTAIN 8.8 ACRE TRAOT 01~ LAND ADJACENT TO U. S.
INTERSTATE HIGHWAY 35E, AND MOI~E PARTICULARLY DES-
CRIBED HEREIN, SO AS TO RE~IOVE THE SAID PROPERTY
FEOM THE DWELLING DISTRICT; PLACING THE SAME IN THE
BUSINESS DISTHICT; AND DEOLARI~G AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY 0F DENTON HEREBY ORDAINS:
SECTION 1. That the Zoning and Use District Map of the
City of Denton, Texas, be amended as follows:
All of the hereinafter described property is hereby
removed from the Dwelling District as shown on said
map, and all provisions of the Zoning Ordinance of
the city of Denton and the Zoning Map shall hereafter
apply to said property as Business District property
and as other property located in a Business District:
BEGINNING at tho intersection of the Effie L. Hanks
North line with the Southwest right-of-way line of
U. S. Interstate Highway 35E in The City ~nd County
of Denton, Texas;
THENCE Southeasterly with said right-of-way 714 feet
more or less to the Northwsst corner of a 3 acre tract
deeded by Hanks to Bill Lynch;
THENCE South with said Lynch's West line 493 feet to
his Southwest corner;
THENCE West 550 feet more or less to a point due South of
the place of beginning;
THENCE North 850 feet more or less to the place of begin-
ning, containing approximately 8.8 acres of land, being
a part of the Effie L. Hanks property out of the Eugene
Puchalski Survey.
SECTION ~. The CiSy Council of the City of Denton, Texas,
hereby finds that such change is in accordance with a compre-
hensive plan for tho purpose of promoting the general welfare of
the City of Denton, a~d with reasonable consideration, among
otherlthimgs, for the character of the district and for its
peculiar suitability for particular uses, and with a view to
coosemving the value of buildings and encouraging the most appro-
priate use of such land for the m~_ximum benefit to the City of
De~te~, ~exam, a~d its citlze~m.
