1962-007 AN OP, DINANCE AMENDING THE ZONING NAP OF THE CITY OF
DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A PART
OF PARTS II AND III OF CHAPTER 13 OF THE CODE OF
ORDIHANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE
NO. 61-19~ AS SAID NAP APPLIES TO CERTAIN PROPERTY AT
THE INTERSECTION OF JAMES STREET AND MISSION STREET~
IN THE CITY OF DENTON~ TEXAS~ AND MORE PARTICULARLY
DESCRIBED HEREIN~ SO AS TO REMOVE SAID PROPERTY FROM
THE "LI" - LIGHT INDUSTRIAL DISTRICT AND PLACING THE
SAME IN THE "LB" - LOCAL BUSINESS DISTRICT, AND DE-
CLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 That the Zonzng Map of the City of Denton, Texas,
1961, adopted as a part of Parts II and III of Chapter 13 of the
Cede of Ordinances of the City of Denton, Texas, under the pro-
visions of Ordinance No 61-19 be, and the same is hereby, amended
as follows
All of the hereinafter described property is hereby re-
meved fr~m the "LI" - Light Industrial District as shown
on said map~ and all provisions of Parts II and III of
Chapter 13 of the Code of Ordinances of the City of
Denton, Texas, as provided by Ordinance No 61-19, shall
hereafter apply to said property as "LB" - Local Business
District property in the same manner as other property
located in a "LB" - Local Business Dlstrlc%-
BEGINNING at a point an the Northwest corner
of a tract of land out of the Wm Daniel Survey,
Abstract No 378, as conveyed to Frank Rose by
W V. Tunnlcllff and recorded in Volume 380,
Page 598 of the Deed Records of Denton County,
Texas Said beginning point also being at the
intersection of the East line of James Street
with the South line of M~sslon Street,
THENCE East with the South lane of Mission Street,
to a point for a corner in the Westerly right-of-
way line of U S Highway 377
THENCE Southeasterly, and Southwesterly, and
Northwesterly, with said highway right-of-way
lmne to a pomnt for a corner mn the Southwest
corner of a tract out of the above mentmoned
survey as conveyed to R L Meador by Dlllmon
Smith and recorded in Volume 296, Page 414, of
the Deed Records of Denton County, Texas Said

Street,
THENCE North with the East lmne of James Street
to the place of beglnnmng
SECTION 2 The Cmty Councml of the City of Denton, Texas,
hereby fmnds that such change ms mn accordance wmth a compre-
hensive plan for the purpose of promotmng the general welfare
of the City of Denton, and with reasonable conslderatmon, among
other thmngs, for the character of the dmstrlct and for 1ts
peculmar sultabmllty for partmcular uses, and with a view to
conserving the value of bulldmngs and encouragmng the most
approprmate use of such land for the maxmmum benefmt to the
Cmty of Denton, Texas, and mrs cltmzens
SECTION 3 That thms ordinance shall be in full force and
effect lmmedmately after its passage and approval, the required
publ'mc hearings havmng heretofore been held by the Planning and
Zonmng Commission and the Cmty Councml
