AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF
DENTON~ TE~S, 1961, AS SAME WAS ADOPTED AS A PART
OF PARTS II AND III OF cHAPTER 13 OF THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS~ BY ORDINANCE
NO. 61-19, AS SAID MAP APPLIES TO CERTAIN PROPERTY ON
nE SOUTH SIDE OF WEST PRAIRIE STREET IN THE CITY OF
DENTON, TE~S, AND MORE PARTICULARLY DESCRIBED HEREIN,
SO AS TO REMOVE SAID PROPERTY FROM THE "LI" - LIGHT
INDUSTRIAL DISTRICT AND PLACING THE SAME IN THE "LB" -
LOCAL BUSINESS DISTRICT, AND DECLARING AN EFFECTIVE
DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 That the Zoning Map of the City of Denton, Texas,
1961,~ adopted as a part of Parts II and III of Chapter 13 of the
Code of Ordinances of the City of Denton, Texas, under the pro-
visions of Ordinance No 61-19 be, and the same is hereby, amended
as follows-
Ail of the hereinafter described property is hereby re-
moved from the "LI" - Light Industrial D~strlct as
shown on said map, and all provisions of Parts II and
III of Chapter 13 of the Code of Ordinances of the City
of Denton, Texas, as provided by Ordinance No 61-19,
shall hereafter apply to said property as "LB" - Local
Business District property in the same manner as other
property located in the "LB" - Local Business District:
All that certain lot, tract or parcel of
land located on the South side of West
Prairie Street and extending South 425
feet from West Prairie and extending West
from Avenue I 1,009 feet, and being de-
scribed as a portion of City Lot 1, Block
3031
SECTION 2 The City Council of the C~ty of Denton, Texas,
hereby finds that such cha~ge is in accordance with a compre-
hensive plan for the purpose of promoting the general welfare of
the City of Denton, and with reasonable consIderation, among
other th~ngs, for the character of the district and for its
peculiar suitability for particular uses, and with a view to
conservlng the value of buildings and encouragIng the most
appropriate use of such land for the maximum benefit to the
City of Denton, Texas, and its citizens
SECTION 3 That this ordznance shall be in full force and
effect ~mmed~ately after ~ts passage and approval, the requzred
publzc hearzngs having heretofore been held by the Planning and
Zonzng CommIssion and the Czty Council
