AN ORDINANCE AMENDING THE ZONING MAP OF THE
CITY OF DENTON, TEXAS, 1961, AS SAME WAS
ADOPTED AS A PART OF PARTS II AND III OF
CBAPTER 13 OF THE CODE OF ORDINANCES OF THE
CITY OF DENTON, TEXAS, BY ORDINANCE NO
61-19, AS SAID MAP APPLIES TO CERTAIN PRO-
PERTY ABUTTING ON UNIVERSITY DRIVE ON THE
NORTH SIDE IN THE CITY OF DENTON, TEXAS,
AND MORE PARTICULARLY DESCRIBED HEREIN,
AND DECLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 That the Zoning Map of the City of
Denton, Texas, 1961, adopted as a part of Parts II
and III of Chapter 13 of the Code of Ordinances of the
City of Denton, Texas, under the provisions of Ordinance
No 61-19 be, and the same is hereby, amended as follows
Ail of the hereinafter described property Ks
hereby removed from the "R"- Dwelling Distract
as shown on said map, and all provisions of
Parts II and III of Chapter 13 of the Code of
Ordinances of the City of Denton, Texas, as
provided by Ordinance No 61-19, shall here-
after apply to said property as "LB"- Local
Business District property in the same manner
as other property located an the "LB"- Local
Business Distract-
Ail that certain tract or parcel of land situated
in the City and County of Denton, Texas, ~n the
Robert Beaumont Survey, Abstract 31, being 5 000
acres out of the Southeast corner of a tract now
owned J ~. Briscoe and being parts of a 118 0
acres tract deeded by Mary Alexander to W A
Alexander recorded in Volume 170, Page 608, a
10 00 acre tract deeded by D H Fry to Mary
Alexander recorded in Volume 49, Page 226, and
a 2,6 acre tract deeded by J A Pruitt to Denton
County, recorded ~n Volume 258, Page 600, Deed
Records of said County, and being more particularly
described as follows.
BEGINNING at the Southeast corner of the present
Briscoe tract on the North r~ght-of-way of State
Highway 24, same being the Southeast corner of
the Pruitt to Denton County tract,
THENCE North w~th a fence on Briscoe's East line,
952 9 feet to a steel pin at a fence corner,
THENCE North 88 degrees 28 m~nutes West with a
fence 227 7 to a steel pin for corner,
THENCE South 959 4 feet to a steel pin for corner
in the North right-of-way of said Highway 24 and
Briscoe's South line,
THENCE North 89 degrees 47 minutes East with sald
line 227 7 feet to the place of beginning, contain-
ing in all 5 000 acres of land.
SECTION 2 The City Council of the City of Denton,
Texas, hereby finds that such change is in accordance
with a comprehensive plan for the purpose of promoting
the general welfare of the City of Denton, and with
reasonable consideration, among other things, for the
character of the district and for its peculiar supra-
bllity for particular uses, and with a view to conserv-
lng the value of bu~ldings and encouraging the most
appropriate use of such land for the maximum benefit
to the City of Denton, Texas, and its citizens
~ That this ordinance shall be in full
force and effect immediately after its passage and ap-
proval, the required public hearings having hereto-
fore been held by the Planning and Zoning Commission
and the City Council
