1962-026 O INANCE NO AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A PART OF PARTS II AND III OF CHAPTER 13 OF T~E CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 61-19, AS SAID MAP APPLIES TO CERTAIN PROPERTY ABUTTING ON WEST HICKORY STREET IN THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE. THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECTION 1 That the Zoning Map of the City of Denton, Texas, 1961, adopted as a part of Parts II and III of Chapter 13 of the Code of Ordinances of the City of Denton, Texas, under the prov£slons of Ordinance No 61-19 be, and the same is hereby, amended as ~ollows Ail of the hereinafter described property is hereby removed from the "R"- Dwelling District as shown on said map, and all provisions of Parts II and III of Chapter 13 of the code of Ordinances of the City of Denton, Texas, as provided by Ordinance No 61-19, shall here- after apply to said property as "A-2"- Dwelling D~str~ct property in the same manner as other property located in the "A-2"- Dwelling District Ail that certain lot or parcel of land situated in the City and County of Denton, Texas, an the Eugene Puchalski Survey, Abstract 996 and beang a part of a certain 5 52 acre tract deeded by Clifford Mulkey to Beulah Harmon on May 15, 1946, recorded in Volume 328, Page 555, Deed Records Of said County, and being more partlcularly des- cribed as follows BEGINNING at a steel pin for corner at the South- west corner of said 5 52 acre tract, THENCE North with a fence 150 0 feet to a steel pin in the South line of Hickory-Oak Street, THENCE East w~th the South l~ne of said street 911 3 feet to a steel pin for corner, THENCE continuing with the South line of Hickory Street South 60degrees 50 minutes East 307 7 feet to a steel pin for corner ~n the South line of said 5 52 acre tract, THENCE West with a fence on the South line of said 5 52 acre tract 1180 0 feet to the place of beginning, containing ~n all 3 601 acres of land SECTION 2 The City Council of the C~ty of Denton, Texas, hereby finds that such change as in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, and w~th reasonable consideration, among other th~ngs, for the character of the d~str~ct and for its peculiar su~ta- bility for particular uses, and with a v~ew to conserv- ing the value of buildings and encouraging the most appropriate use of such land for the maximum benefit to the City of Denton, Texas, and its citizens SECTION 3.
