AN O~DINANCE AMENDING THE ZONING MAP OF THE
CITY OF DENTON, TEXAS, 1961, AS SAME WAS
ADOPTED AS A PART OF PARTS II AND III OF
CHAPTER 13 OF THE CO~E OF ORDINANCES OF THE
CITY OF DENT(H~, TEXAS, BY ORDINANCE NO. 61-19,
AS SAID MAP APPLIES TO CERTAIN PROPERTY ON
THE WEST SIDE OF NORTH ELM STREET IN THE CITY
OF DENTON, TEXAS, BEGINNING AT A POINT 300
FEET FROM TALIAFERRO STREET AND EXTENDING
NORTH 441FEET, AND MORE PARTICULARLY DESCRIBED
HEREIN; AND DECLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS.
SECTION 1. That the Zoning Map of the City of
Denton, Texas, 1961, adopted as a part of Parts II and
III of Chapter 13 of the Code of Ordinances of the City
of Denton, Texas, under the provisions of Ordinance No
61-19 be, and the same is hereby, amended as follows:
Ail of the hereinafter described property is
hereby removed from the "D"- Dwelling District
as shown on said map, and all provisions of Parts
II and III of Chapter 13 of the Code of Ordinances
of the City of Denton, Texas, as provided by
Ordinance No. 61-19, shall hereafter apply to said
property as "A-2"- Dwelling District property in
the same manner as other property located in the
"A-2"- Dwelling District
A~% that certain lot or parcel of land situated
in the City and County of Denton, Texas, and
being more particularly described as follows-
Being all of Lots 1 and 8, Block 416A, as shown
on the Official City Map of the City of Denton,
Texas, and being located on the West side of
North Elm Street beginning at a point 300 feet
North from Taliaferro Street and extending North
441 feet.
S~CTION 2, The City Council of the City of Denton,
Texas, hereby finds that such change is in accordance with
a uomprehensive plan for the ~urpose of promoting the
general welfare of the City of Denton, and with reasonable
consideration, ~mong other things, for the character of the
district and for its peculiar suitability for particular
uses, and with a view to conserving the value of buildings
and encouraging the most appropriate use of such land for
the maxi~lm benefit to the City of Denton, Texas, and its
citizens.
~CTIC~ 3. That this ordinance shall be in full
force and effect immediately after its passage and approval,
the required public hearings having heretofore been held
by the Planning a~d Zoning Commission and the City Council.
