1962-039 AN ORDINANCE AMENDING ARTICLE 13 15 (a) OF T~E
CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS,
SO AS TO PERMIT THE ESTABLIS}~4ENT OF CLINICS
FOR OCCUPANCY AND USE BY NOT MORE T~AN TWO
PHYSICIANS OR DENTISTS IN THE "A-l" - DWELLING
DISTRICT UNDER STATED CONDITIONS, AND DECLARING
AN EFFECTIVE DATE.
WHEREAS, the Planning and Zoning Commission and the
City Council of the City of Denton, Texas, heretofore on
the first day of August, 1962, after due notice to all
affected property owners, held a joint public hearing on
the question of a~ending the zoning regulations governing
the "A-l" - Dwelling District so as to permit the estab-
lishraent of clinics for occupancy and use by not more than
tWO (2) physicians or dentists in such districts, and
WHEREAS, the Planning and Zoning Commission, after
duly considering the evidence presented at said public
hearing, has favorably recommended the adoption of said
proposed change to the City Council, and the City Council
being of the opinion that such proposed change will be in
accordance with the general purposes and intent of the
original zoning ordinance, now therefore
THE COUNCIL OF THE CITY OF DENTON REREBY ORDAINS
SECTION 1. That Article 13.15(a) be, and the same is
hereby, amended so as to hereafter read as follows
"ARTICLE 13.15 "A-i" - DWELLING DISTRICT
The following regulations shall apply in all "A-i"-
Dwelling Districts:
(a) Uses permitted
(1) Any use permitted without conditional Use
Permit in any of the foreg~ng districts
(2) Children's Nurseries when housed wholly
in a private residence, the principal use
of which is the operator's private dwelling
(3) Libraries and museums
(4) Multiple dwelling for not more than six
family units
(5) Apartment houses containing not more than
six family units
(6) Clinics when occupied and used by not more
than two (2) physicians or dentists in a
single building on one lot, tract or premises,
provided, however, that parking space shall
be provided in accordance with the provisions
of Article 13 23"
SECTION 2 That this ordinance shall be effective
immediately upon its passage and approval
