1962-038 AN ORDINANCE AMENDING THE ZONING MAP OF THE
CITY OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED
AS A PART OF PARTS II AND III OF CHAPTER 13 OF
THE CO~E OF O~DINANCES OF THE CITY OF DENTON,
TEXAS, BY ORDINANCE NO. 61-19, AS SAID MAP AP-
PLIES TO CERTAIN PROPERTY ABUTTING ON WEST OAK
STREET IN THE CITY OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED HEREIN, AND DECLARING
AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON ~REBY ORDAINS'
sECTIO~ 1~ That the Zoning Map of the City of
Denton, Texas, 1961, adopted as a part of Parts II and
II~ of Chapter 13 of the Code of Ordinances of the City
of Denton, Texas, under the provis2ons of Ordinance No.
61719 be, and the same is hereby, amended as follows
Ail of the hereinafter described property is
hereby removed from the "R"- Dwelling DistrAct
as shown on said map, and all provisions of Parts
II and III of Chapter 13 of the Code of Ordinances
of the City of Denton, Texas, as provided by
Ordinance No. 61-19, shall hereafter apply to said
property as "A-2"- Dwelling District property in
the same manner as other property located in the
"A-2"- Dwelling District
Ail that certain lot or parcel of land situated
in the City and County of Denton, Texas, and
being more particularly described as follows
Being that certain lot, tract or parcel of land
situated, lying and being part of six acres of land
of the Eugene P~chalski One-Third League Survey,
Abstract No. 996, and a part of a tract of 196 acres
of land in said Survey conveyed to the Exchange
National Bank of Denton, Texas, by S J. Carroll
and recorded in Volume 293, Page 388, Deed Records
of Denton County, Texas.
SECTI0~ 2~ The City Council of the City of Denton,
Texas, hereby finds that such change is in accordance with
a comprehensive plan for the purpose of promoting the
general welfare of the City of Denton, and with reasonable
consideration, among other things, for the character of the
district and for its peculier suitability for particular
uses, and with a view to conserving the value of buildings
and encouraging the most appropriate use of such land for
the maximum benefit to the City of Denton, Texas, and its
citizens.
SECTION 3~ That this ordinance shall be in full
force and effect immediately after its passage and approval,
the required public hearings having heretofore been held
by,the Planning and Zoning Commission and the City Council.
