AN O~DINANCE AMENDING THE ZONING MAP OF THE
CITY OF DENTON, TENAS, 1961, AS SAME WAS
ADOPTED AS A PART OF PARTS II AND III OF
CHAPTER 13 OF THE COOE OF ORDINANCES OF THE
CITY OF DENT~N, TEXAS, BY ORDINANCE NO. 61-19,
AS SAID MAP APPLIES TO CERTAIN PROPERTY ~
THE EAST SIDE OF BELL AVENUE IN THE CITY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED
REREIN~ AND DECLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
SECT. I~. 1~ That the Zoning Map of the City of
Denton, Texas, 1961, adopted as a part of Parts II and
IIl of Chapter 13 of the Code of Ordinances of the City
of ~Denton, Texas, under the provisions of Ordinance No.
61,19 bet and the same is hereby, amended as follows
Ail of the hereinafter described property is
hereby re~aoved from the "R"- Dwelling District
as shown on said map, and all provisions of Parts
II and III of Chapter 13 of the Code of Ordinances
of the City of Denton, Texas, as provided by
Ordinance No. 61-19, shall hereafter apply to said
property as "D"- Dwelling District ~ro~erty in
the same manner as other property located in the
"~"- Dwelling Districts
All that certain lot or parcel of land situated
in the City and County of Denton, Texas, and
being more particularly described as follows
Being Lots ?, 8, 9, 10, 11, and 11.1, Block 142,
as shown on the Official City Map of the City
of Denton, Texas, and being located on the East
side of Bell Avenue between University Drive
and Woodland Avenue.
S~CTI~ 27 The City Council of the City of Denton,
Texas, hereby finds that such change is in acoordance with
a oom~rehensive plan for the purpose of promoting the
general welfare of the City of Denton, and with reasonable
consideration, among other things, for the character of the
district and for its peculiar suitability for particular
uses, and with a view to conserving the value of buildings
and encouraging the moat appropriate use of such land for
the maximum benefit to the City of Denton, Texas, and its
citizens.
SECTI~ 3~ That this ordinance shall be in full
force and effect immediately after its passage and approval,
the required I~blic hearings having heretofore been held'
by the Planning and Zoning commission and the City Council.
