ANI ORDINANCE AMENDING T~E ZONING MAP OF THE CITY
OFI DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A PART
OF PARTS II AND III OF cHAPTER 13 OF THE CODE OF ORDI-
NANCES OF THE CITY OF DENTON, TEXAS, B.Y~A~INANCE NO
61-19, AND AS SAID MAP APPLIES TO LOT ~,~BLOCK 233,
AS SHOWN ON THE OFFICIAL CITY MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 That the Zoning Map of the Czty of Denton,
Texas, 1961, adopted as a part of Parts II and III of Chapter 13
of the Code of Ordinances of the City of Denton, Texas, under the
provisions of Ordinance No 61-19 be, and the same is hereby,
amended as follows
Ail of the hereinafter described property is hereby
removed from the "R" - Dwelling District as shown on
sald map, and all provzslons of Parts II and III of
Chapter 13 of the Code of Ordinances of the C~ty of
Denton, Texas, as provlded by Ordinance No 61-19,
shall hereafter apply to said property as "LB" - Local
Business D~strlct property ~n the same manner as other
property located ~n the "LB" - Local Bus~ness District
AL1 that certain lot, tract or parcel of land situat-
ed in the City and County of Denton, Texas, and being
more particularly described as follows
Ail those certain lots, tracts or parcels of land out of the
Robert Beaumont Survey, and being known described and design-
ated as all of Lots Nos One (1), Two (2), and Three (3) in
Block 26, of Carroll Park Addition (Thlrd F~l~ng) to the City
of Denton, Texas, in Denton County, Texas as shown by the
plat of said Addition, of record in the Office of the County
Clerk of Denton County, Texas (This property is located
south of Sunset Drive between Colt and Carroll Streets )
SECTION .2 The City Council of the City of Denton, Texas,
hereby finds that such change is in accordance wzth a comprehenszve
plan for the purpose of promoting the general welfare of the City
of Denton, and w~th reasonable consideration among other th~ngs,
for the character of the d~strlct and for ~ts peculiar sultab~llty
for particular uses, and w~th a v~ew to conserving the value of
buildings and encouraging the most appropriate use of such land for
the maximum benefit to the C~ty of Denton, Texas, and ~ts citizens
SECTION 3 That th~s Ordinance shall be ~n full force and
effect i~medlately after ~ts passage and approval, the requlred
public hearings having heretofore been held by the Planning and
Zoning Commission and the Clty Councll
