SE~I~ 1 That the Zoning ~p of the City of Denton,
Texas, 1961, adopted as a part of Parts II and III of ~apter
13 of the Code of Ordinances of the City of Denton, Texas,
under the provi~ns of Ordinance No 61-19 be, and the same
is hereby, amended as foll~s
Ail of the hereinafter described property is hereby
removed from the "R" - ~elling Distr~ct as sh~ on
said map, and all provisions of Parts II and III of
~a~ter 13 of the Code of Ordinances of the City of
Denton, Texas, as provided by Ordinance No. 61-19,
shall hereafter apply to said property as "LB" -
Local Business District property ~n the same manner as
other ~roperty located in the "LB" - Local Business
District~
Ail those certain lots, tracts or parcels of
land lying on the Southwest corner of the
intersection on State Highway No 24 and Loop
288 in the City of Denton, Texas, and being
more particularly described as foll~s
Being all of Lots 11, 12 1 and 12 2 in Block
178-J as sh~ on the official city map of
the City of Denton, Texas
SE~ION 2 ~e City Council of the City of Denton, Texas,
hereby finds that such change is in accordance with a compre-
hensive plan for the purpose of promoting the general welfare
of the City of Denton, Texas, and with reasonable consideration,
among other thins, for the character of tM district and for
its peculiar suita~ili~ for particular uses, and with a vi~
to conserving the value of buildings and encouraging the most
appropriate use of such land for the max~im benefit to the
City of Denton, Texas, and its citizens,
SE~ION 7. That this ordinance shall be in full force and
effect in~ediately after its passage and approval, the required
public hearings having heretofore been held by the Planning and
Zoning Commission and the ci~ Council
