ADOPTED AS A PART OF PARTS II AND III OF
C~APTER 15 OF THE CODE OF OP. DINANCES OF THE
CITY OF DE~TO~, TEXAS, BY OI~DINANCE NO. 61-19,
AS SAID MAP APPLIES TO CERTAIN PROPERTY ON
TI~E NORTH SIDE OF U. S. INTERSTATE HIGI~AY
35E IN THE CITY OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED HEREIN! AND DECLARING
~N EFFECTIVE DATE.
THE COI~CIL OF TME CITY OF DENTON HEREBY ORDAINS~
S~CTION 1 That the Zoning Map of the City of Denton,
TeNas, 1961, adopted ~s a part of Parts II and III of Chapter 13
of, the code of Ordinances of the City of Denton, Texas, under
the provisions of Ordinance No 61-19 be, and the same is hereby,
amended as follows~
Ail of the hereinafter described property is
hereby removed fro~ the "R" - Dwelling District
as shown on said map, and all provisions of Parts
II and III of Ohapter 13 of the COde of Ordinances
of the City of Denton, Texas, as provided by
Ordinance No. 61-19, shall hereafter apply to said
property as #LI" - Light Industrial District property
in the same manner as other property located in the
"LI" - Light Industrial District-
All those certain lots, tracts or parcels of land
situated in the City and County of Denton, Texas,
and being more particularly described as follows~
BEGINNING at the Northwest corner of the tract of
land in the name of Central Freight Lines!
THENCE North 89 degrees, 51 minutes, West 1710
feet to a point for a corner~ said point being
in the East right-of-way line o£ the Texas ·
Pacific Railroad!
THENCE South, with the East right-of-way line of
the Texas & Pacific Railroad 464 feet to a point for
a corner! said point being in the North right-of-way
line of U S. Interstate Highway 35E~
T~NCE in an Easterly direction, with the North right-
of-way line of U. S. Interstate Highway 35E 1472 8
feet to a point for a corner~ said point being in the
Southwest corner of said Central Freight Lines~ tract7
T~ENCE North 0 degrees, 39 minutes, East 807 8 feet
to the place of beginning

Ail that certain tract or parcel of land situated
in the A Hill ~rvey, Abstract No 623, in the
City and County of Denton, Texas, being a part of
Lot 5, as set aside to J A Mounts in the division
of the estate of Sophia Richardson, as shown by
proceedings of record in Volume "G", on pages 24,
et se~ of the Probate Records of said Denton County,
Texas, and being more particularly described as
follows~
BEGINNING at a steel pin on the North line of said
LOt 5, near a fence at a point South 89 degrees
51 minutes East 424.9 feet frc~ the Northwest
corner of said Lot 57
T~ENCE SOUth 88 degrees 51 minutes East with the
NOrth line of said Lot 5 along and near a fence
480.0 feet to a steel pin for a corner~
THENCE South 0 degrees 39 minutes West across said
Lot 5, 949.3 feet to a pin for corner in the North
right-of-way of U. S Interstate Highway 35E!
THENCE North 64,degrees 55 minuZes West with said
right-of-way 100.6 feet to an angle therein at a

THENCE North 75 degrees 31 minutes West with said
right-of-way 400 0 feet to a monument!
THENCE North 0 degrees 39 minutes East across said
Lot 5 a distance of 807 8 feet to the place of
beginning, containing in all 9 595 acres of land
SECTIO~ 2, The City Council of the City of Denton,
Te~s, hereby finds that such change is in accordance with
a ,co~prehensive plan for the purpose of promoting the general
welfare of the City of Denton, and with reasonable consideration,
among other things, for the character of the district and for
its peculiar suitability for particular uses, and with a view
to conserving the value of buildings and encouraging the most
appropriate use of such land for the maximum benefit to the
Cl~y of Denton, Texas, and its citizens.
S~TIO~ 3 That this ordinance shall be in full force
and effect immediately after its passage and approval, the
required public hearings having heretofore been held by the
Planning and Zoning Commission and the City Council
