1963-001 OmIN CE so $" / T~ORDINANCE PROVIDING FOR A JOINT PUBLIC HEARING OF PLANNING AND ZONING OOMMISSION OF THE CITY OF DENTON, TEXAS, AND THE CITY COUNCIL OF THE CITY OF DENTON, TEXAS, ON JANUARY ~u~, 1963, IN THE COUNCIL ROOM IN, THE MUNICIPAL BUILDING OF THE SAID CITY OF D~NTON AT 8~00 A.M. TO CONSIDER CERTAIN AMENDMENTS TO THE ZONING ORDINANCE OF TH~ CITY OF DENTON TO ~ROVIDE CHANGES IN THE REGULATIONS AFFECTING ALL pROPERTY IN THE DISTRICTS TO WHICH SUCH CHANGES ~RE RELATED, SAID PROPOSED AMENDMENTS BEING MORE ~ARTICULARLY DESCRIBED HEREIN, AND DECLARING AN ~FFECTIVE DATE. WHEREAS, the City Council of the City of Denton, Texas, has ordered a study of certain proposed amendments to the zoning ordinance of the City of Denton, Texas, said proposed amendments having heretofore been favorably recommended to the City Council by the Planning and Zoning commission for adoption, and WHEREAS, it appears desirable to hold the public hearing of the City Council on such proposed amendments Jointly with the public hearing required to be held by the Planning and Zoning Comm£ssio~ under the provisions of Article 1011f, Revised Civil Statutes of Texas, as amended by Act 1961, 57th Leg., p.570, ch. ~67, sec.1, now therefore iTHE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECT~ON 1~ That a joint public hearing of the Planning and Zoning Commission of the City of Denton, Texas, and the City Council of the City of Denton, Texas, shall be held on January ~- , 1963, in the Council Room in the M~nicipal Building of the City of Denton, Texa~, at 8~00 a.m. to consider the following proposed amendments to t~e Zoning Ordinance of the city of Denton, Texas (a) Amendment of Article 13.12B of the code of Ordinances of the City of~Denton so as to more clearly limit the uses of vacant property in all zoning districts to the uses permitted in the district in which such property is located. (b) Amendment of Article 13.22(e)(2) of the code of Ordinances of the City of Denton so as to provide for side yards of not less than ten (10) feet for group houses and court apartments in all zoning districts, and so as to require side yards of not less than fifteen (15) feet for group houses and court apart- ments where any stairway opens onto or is served by such side yard. (c) Amendment of Article 13.22(e)(5) so as to require a side yard of not less than fifteen (15) feet on the street side of corner lots in all zoning districts. (d) Adoption of a new Article 13 23A to restrict and regulate signs, bulletin boards and adve=tising devices in the "R", "D", "A-I" and "A-2" - Dwelling Districts. (e) Amendment of Article 13.23(a) of the code of Ordinances of the City of Denton so~as to req~re two (2) vehicle parking spaces each measuring not less than eighteen feet in length and ten feet in width for each apart- ment in an apartment house in the "A-l" and "A-2" - Dwelling Districts, and all other districts where apartment houses are located. ~ The City Secretary is hereby directed to notify all affected property owners of the date and time of the aforesaid joint public hearing and the substance of the proposed amendments enumerated in Section 1 of this Ordinance, and the City Secretary is further directed to keep on file in his office a copy of the full text of the said proposed amendments for inspection by interested property owners at all reasonable hours prior to the date of the said public hearing. SECTION 3..
