AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF
DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A PART OF
PARTS II AND III OF CNAPTER 13 OF THE CODE OF ORDINANCES
OF THE CITY OF DENTON. TEXAS, BY ORDINANCE NO 61-19,
AND AS SAID MAP APPLIES TO P~RTIONS OF GREENWAY
~ ESTATES IN THE CITY OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE
DATE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
~ That the Zonzng Map of the City of Denton,
Texas, 1961, adopted as a part of Parts II and III of Chapter 13
of the Code of Ordmnances of the Czty of Denton, Texas, under
the provmsmons of Ordmnance No 61-19 be, and the same ms hereby
amended as follows
All of the heremnafter descrmbed property ms hereby removed
from the "R"-Dwellmng Dmstrmct as shown on samd map, and
all provlsmons of Parts II and III of Chapter 13 of the
Code of Ordmnances of the Cmty of Denton, Texas, as pro-
vmded by Ordmnance No 61-19, shall hereafter apply to samd
property as .,A-l"-Dwelllng Dlstrmct mn the same manner
as other property located mn the ..A-l"-Dwellmng District

South 150 feet of Block 13 and South 150 feet of Block 12

All of the hereinafter described property is hereby removed
from the "R"-Dwelllng District as shown on said map, and
all provlslons of Parts II and III of Chapter 13 of the
Code of Ordinances of the City of Denton, Texas, as pro-
vlded by Ordinance No 61-19, shall hereafter apply to said
property as "LR"- Local Retail District in the same manner
as other property looated in the "LR"- Local Retail D~strlct
Tract 3
All of Blook 14 of Greenway ~ Estates Addition to the
City of Denton, Texas, and the remaining portion of that
tract of land conveyed to W D Barrow by James E Tlpt~n
and wife, being the same land conveyed to James E Tlpton
and wife, as recorded in Volume 342, Page 573, Deed Records
of Denton County, Texas
SECTION II That the City Council of the City of Denton,
Texas, hereby ~lnds that such change is in accordance with a
comprehensive plan for the purpose of promoting the general
welfare of the City of Denton, and with reaeonable consideration,
among other things, for the character of the district and for
its pecular suitability or particular uses, and with a view to
conserving the value of buildings and encouraging the most
appropriate uses of land for the maximum benefit to the City
of Denton, Texas, and its citizens
SECTION III That this Ordinance shall be in full force
and effect immediately after its passage and approval, the
required public hearings having heretofore been held by the
Planning and Zonlng Con~nlsslon and the City Council
