1964-044 AN ORDINANCE AMENDING TEE ZONING H%P OF THE CITY OF
DENTON~ TEXAS, 1961, AS SAME WAS ADOPTED AS A PART OF
PARTS II AND III OF CHAPTER 13 OF THE CODE OF ORDINANCES
OF THE CITY OF DENTON~ TEXAS~ BY ORDINANCE NO. 61-19, AND
AS SAID MAP APPLIES TO BLOCK 2~ SOUTHRIDGE ADDITION TO THE
C~TY OF DENTON~ TEXAS, AND MORE PARTICULARLY DESCRIBED
HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
S~CTION I. That the Zoning Map of the City of Denton, Texas,
1961, adopted as a part of Parts II and III of Chapter 13 of the
Code of Ordinances of the City of Denton, Texas, under the
provisions of Ordinance No 61-19 be, and the same is hereby
amended as follows
All of the hereinafter described property Ks hereby
removed from the "R"- Dwelling District as shown on
said map, and all provisions of Parts II and III of
Chapter 13 of the Code of Ordinances of the City of
Denton, Texas, as provided by Ordinance No 61-19, shall
hereafter apply to said property as "LB"- Local Business
District in the same manner as other property located in
the "LB"- Local Business District
Being all of Block 2 of Southr~dge, a subdivision an the
City of Denton, Texas,
BEGINNING at the Northwest Corner of said Block 2 an the
East Boundary Line of Woodbrook Drive
THENCE along the South Boundary Line of Interstate 35E and
the North Boundary Line of said Block 2 a distance of 1070
feet, more or less, Northeast Corner of said Block 2 in the
West Boundary Line of Stonegate Dr~ve,
THENCE along the East Boundary Lane of said Block 2 and
the West E~undary Line of Stonegate Drive 430 feet, more or
less, corner at the Southeast Corner of Block 2 in the
North Boundary Lane of Holly hill Lane
THENCE along the North Boundary Line of Hollyhlll Lane and
the South Boundary Line of Block 2, 833 feet, more or less,
the Southwest Corner of Block 2,
THENCE Northerly along the West Boundary L~ne of Block 2
and the East Boundary Line of Woodbrook Drive 341 feet, more
or less to the Place of Beginning
SECTION II. That the City Council of the City of Denton,
Texas, hereby finds that such change is in accordance with a
comprehensive plan for the purpose of promoting the general
welfare of the C~ty of Denton, and w~th reasonable consideration,
among other things, for the character of the d~str~ct and for 1ts
pecular suitability or particular uses, and with a view to con-
serving the value of buildings and encouraging the most appro-
priate uses of land for the maximum benefit to the City of
Denton, Texas, and 1ts citizens
SECTION III That this Ordinance shall be in full force
and effect l~aedlately after its passage and approval, the
required public hearings having heretofore been held by the
