DENTON~ TEXAS~ 1961, AS SAME WAS ADOPTED AS A PART OF
PARTS II AND IIIOF CHAPTER 13 OF THE CODE OF ORDINANCES
OF THE CITY OF DENTON, TE/~%S~ BY ORDINANCE NO 61-19,
AND AS SAID MAP APPLIES TO THE EUGENE PUCHALSKI SURVEY,
ABSTRACT NO 996, LOCATED BETWEEN WEST PRAIRIE AND WEST
HICKORY STREETS AND EAST OF PROPOSED HIGHWAY 35 WEST
IN THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY
DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF ~ CITY OF DENTON HEREBY ORDAINS
SECTION I That the Zonmng Map of the City of Denton, Texas,
1961, adopted as a part of Parts II and III of Chapter 13 of the
Code of Ordinances of the Cmty of Denton, Texas, under the
provisions of Ordmnanoe No 61-19 be, and the same is hereby
amended as follows
Tract I
Ail of the hereinafter described property is hereby
removed from the "R"-Dwellmng Dlstrmct as shown on
said map, and all provmsmons of Parts II and III of
Chapter 13 of the Code of Ordmnances of the City of
Denton, Texas, as provided by Ordmnanoe No 61-19, shall
hereafter apply to said property as "LI"- Light Industrial
Dmstrmct mn the same manner as other property located in
the "LI"- Light Industrmal Dmstrlct
All that certamn tract or parcel of land smtuated in the
Eugene Puchalskm Survey, Abstract ~9~6 in the Cmty and
County of Denton, Texas, located between West Prairie and
West Hickory Streets and East of proposed Hmghway 35 West,
and bemng part of a tract conveyed by Alfred A Grand, III,
et al, to J Newton Rayzor and recorded in Vol 425, Page
456, Deed Records of Denton County, Texas, and being more
particularly described as follows
BEGINNING at the Northeast corner of a fmve (5) acre tract
of land out of the above described tract and conveyed to
i TWU foundatmon by J Newton Rayzor,
THENCE West along the North line of said fmve (5) acre
tract, a distance of 936 8 feet to an iron pin for a
corner mn the new right-of-way line of Interstate Highway
~5 West,
THENCE North 34 degrees, 32 mmnutes West along the new
r~ght-of-way lmne of samd Hmghway 35 West 814 83 feet to
a point for corner,
THENCE South 88 degrees, 3 m~nutes East~ a dastance of
586 feet to an aron pan for corner, said iron pin beang
also to the Southwest corner of a tract of land owned by
Robert Nichols
THENCE South 50 degrees, 10 minutes East, a dastance of
1066 8 feet to the Place of Begannlng

hereafter apply to saad property as "LB"- Local Business
Distract in the same manner as other property located in
the "LB"-Local Busaness Dastract
Ail that certain tract or parcel of land satuated in the
Eugene Puchalska Survey, Abstract %~6, in the City and
County of Denton, Texas, located between West Praarae and
West Hickory Streets and East of proposed Haghway 35 West,
and belng part of a tract conveyed by Alfred A Grand, III,
et al, to J Newton Rayzor and recorded an Vol 425, Page
456, Deed Records of Denton County, Texas and beang more
particularly descrabed as follows
BEGINNING at the Southwest corner of a tract of land owned
by Robert Nlchols, said corner being 150 feet South of the
West line of H~ckory Street,
THENCE North 88 degrees, 3 minutes West, a dastance of 586
feet to a point for corner, sazd point being an the new
East raght-of-way l~ne of Interstate Haghway 35 West,
THENCE North 34 degrees, 32 m~nutes West along the new
right-of-way line of said Highway 35 West, a distance of
130 07 feet to point for corner,
THENCE North 1 degree, 7 manutes, 25 seconds East, a distance
of 48 44 feet to an iron pin for corner in the South boundary
lzne of Hackory Street
THENCE South 88 degrees, 3 minutes East along the South
boundary line of Hickory Street, a dastance of 658 5 feet
to a point for corner,
THENCE South with the West line of said Nichols tract, a
distance of 150 feet to the Place of Beglnnang
SECTION II, That the City Coun~%~ of the City of Denton,
Texas, hereby finds that such changes~ln accordance with a
comprehensive plan for the purpose of promoting the general
welfare of the Ci~ of Denton, and with reasonable consideration,
among other things, for the character of the district and for its
pecu~r suitability or particular uses, and with a view to con-
serving the value of buildings and encouraging the most appro-
priate uses of land for the maximum benefit to the City of Denton,
Texas, and its citizens
SECTION III That this Ordinance shall be in full force
and effect immediately after 1ts passage and approval, the
required public hearing having heretofore been held by the
Plannlng and Zoning Commission and ~e City Council
