AN ORDINANCE AMENDING THE ZONING HAP OF THE CITY
OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A
PART OF PARTS II AND III OF CHAPTER 13 OF THE CODE
OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY
ORDINANCE NO 61-19, AND AS SAID HAP APPLIES TO
CERTAIN PROPERTY KNOWN AS CITY LOT 1 OF CITY BLOCK
312 A, AS SHOWN ON THE OFFICIAL CITY HAP OF THE
CITY OF DENTON, TE~S~ AND MORE PARTICULARLY DES-
CRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY
ORDAINS
.SECTION I
That the Zonang Map of the Caty of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13 of the
Code of Ordanances of the Caty of Denton, Texas, under the
provasaons of Ordanance No 61-19, be, and the same as here-
by amended as follows
All of the hereanafter deserabed property as hereby re-
moved from the "R" - Dwellang Dastrlct as shown on saad
map, and all provasaons of Parts II and III of Chapter
13 of the Code of Ordanances of the Caty of Denton,
Texas, as provaded by Ordanance No. 61-19, shall here-
after apply to saad property as "A-2", Dwellzng Dastract
an the same manner as other property located an the A-2
Dwellang Dastract
Ail that certain property satuated an the City and County
of Denton, Texas, being Caty Lot 1, City Block 312 A,
heglnnang at the Southeast Corner of Bernard and Landsey
Streets,
THENCE East 586 feet, more or less,along the South bound-
ary line of Landsey Street to a poant for a corner,
THENCE South 140 feet, more or less, to a point for a
corner,
THENCE West 586~feet, more or less, to a poant in the
East boundary l~ne of Bernard Street,
THENCE North 140 feet along the East boundary lane of
Bernard Street to the place of begannlng
Thas property zs located on the South sade of Llndsey
Street and the East s~de of Bernard Street
SECTION II
That the Caty Councal of the Caty of Denton, Texas, here-
by fands that such change as an accordance w~th a comprehens-
ave plan for the purpose of promotang the general welfare of
the Caty of Denton, Texas· and wath reasonable consaderataon,
among other thangs, for the character of the dastract and for
ars peculaar suatabalaty or partacular uses, and wath a vaew
to cQnservang the value of the bualdangs· protecting human
laves· and encouragang the most appropraate uses of land for
the maxamum benefat to the Czty of Denton and ars c~tlzens
SECTION III.
That thas ordinance shall be zn full force and effect
· mmedaately after ~ts passage and approval, the requared
public hearings havzng heretofore been held by the Plannang
and Eonang Commassaon and the City Councal of the Czty of
Denton, after gavang due not~ce thereof
