1965-046 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY
OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A
PART OF PARTS II AND III OF CHAPTER 13 OF THE CODE
OF ORDINANCES OF THE CITY OF DENTON, TESS, BY
ORDINANCE NO. 61-19, AND AS SAID MAP APPLIES TO
CERTAIN PROPERTY KNOWN AS CITY LOTS 5 AND 6 OF
CITY BLOCK 448, AS SHOWN ON THE OFFICIAL CITY
MAp OF THE CITY OF DENTON, TEXAS, AND MORE PART-
ICALLY DESCRIBED HEREIN, AND DECLARING AN EFFEC-
TIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY
ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13 of the
Code of Ordlnances of Denton, Texas, under the provmsmons of
Ordinance No 61-19, be, and the same Ks hereby amended as
follows
All of the herelnafter descrmbed property Ks hereby re-
moved from the "R" - Dwelling Dlstrmct as shown on sa~d
map, and all prov~slons of parts II and III of Chapter
13 of the Code of Ordinances of the Cmty of Denton, Texas,
as provmded by Ordinances No 61-19, shall hereafter
apply to samd property as "LR" Local Retail D~str~ct
in the same manner as other property located an the "LR"-
Local Retail Dmstr~ct
Ail that certamn property s~tuated in the City and County
of Denton, Texas, known as C~ty Lots 5 and 6 of City
Block 448 and shown on the Offmc~al C~ty Map of the Cmty
of Denton, Texas, on flle an the Munmcmpal Bumldmng,
Denton, Texas, said property being located at the north-
east corner of Beaumont and Sunset Streets
SECTION II.
That the Czty Councml of the Czty of Denton, Texas, here-
by fznds that such change/ zs ~n accordance wmth a comprehens-
ive plan for the purpose of promoting the general welfare of
the C~ty of Denton, Texas, and with reasonable consmderatmon,
among other th~ngs, for the character of the dzstrmct and for
zts peculiar suitability or particular uses, and wmth a vmew
to conserving the value of the bulldzngs, protecting human
l~ves, and encouraging the most approprmate uses of land for

SECTION III
That th~s ordinance shall be in full force and effect
lmme~ately after ~ts passage and approval, the requlred
public hearings having heretofore been held by the Planning
and Zonlng commlss~on and the C~ty Council of the C1ty of
Denton, after g~vlng due notice thereof
