2002-411AN ORDINANCE AMENDING THE DENTON PLAN 1999-2020 BY ADOPTING AN
AMENDMENT TO THE LAND USE PLAN OF THE LAND ELEMENT OF THE DENTON
PLAN FOR THE CITY OF DENTON, TEXAS FOR AN AREA ENCOMPASSING
APPROXIMATELY 10.74 ACRES GENERALLY LOCATED AT THE NORTHWEST
CORNER OF THE EAST UNIVERSITY DR1VE AND OLD NORTH ROAD
INTERSECTION; SUCH AMENDMENT IS FROM EXISTING LAND USE/INFILL
COMPATIBILITY TO COMMUNITY MIXED USE CENTER; AND PROVIDING AN
EFFECTIVE DATE. (CA02-0004)
WHEREAS, Isbell Engineering Group, Inc., initiated a comprehensive plan amendment
to the land use plan of the land element of the Denton Plan for approximately 10.74 acres of land
more particularly described in Exhibit "A" attached hereto and made a part hereof by reference
from Existing Land Use/Infill Compatibility to Community Mixed Use Center (the "Land Use
Plan Amendment"); and
WHEREAS, on December 7, 1999, the City of Denton adopted the Denton Plan, 1999-
2020; and
WHEREAS, on November 13, 2002, the Planning and Zoning Commission held a public
heating and recommended approval of the Land Use Plan Amendment; and
WHEREAS, the City Council, after a public hearing on December 10, 2002, fmds that
the recommended Land Use Plan Amendment is in the best interests of the health, safety and
general welfare of the citizens of the City of Denton, Texas; NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
SECTION 1. The City Council hereby approves the Land Use Plan Amendment to the
Denton Plan, 1999-2020.
SECTION 2. The City staff is directed to change the land use plan map to the Denton
Plan in conformity with the Land Use Plan Amendment. Until such map change is made a copy
of this ordinance shall be attached to the Denton Plan, 1999-2020 showing the Land Use Plan
Amendment.
SECTION 3: This ordinance shall become effective immediately upon its passage and
approval.

EXHIBIT "A"
The Comprehensive Plan Amendment encompasses approximately 10.74 acres. The total 10.74
acres will be amended from Existing Land Use/Infill Compatibility to Community Mixed Use
Activity Center.
