AN ORDINANCE OF THE CITY OF DENTON, TEXAS AMENDING ORDINANCE NO 99-
265, TO PROVIDE FOR A DETAILED PLAN FOR 1 389 ACRES LOCATED WITHIN THE
PLANNED DEVELOPMENT 173 (PD-173) ZONING DISTRICT AND LAND USE
CLASSIFICATION, THE SUBJECT PROPERTY BEING GENERALLY LOCATED ON THE
NORTH SIDE OF ROBSON RANCH (FORMERLY CRAWFORD) ROAD
APPROXIMATELY 2,000 FEET WEST OF ED ROBSON BOULEVARD IN THE CITY OF
DENTON, DENTON COUNTY, TEXAS, PROVIDING A SAVINGS CLAUSE, PROVIDING
FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS
THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE (Z-00-015)
WHEREAS, on August 3, 1999, by Ordinance 98-265, the C~ty Council approved a
Concept Plan for 2,725 acres located m the Planned Development 173 (PD-173) Zoning D~stnct
and Land Use Classffieatmn, as more particularly described thereto, and
WHEREAS, on July 26, 2000, Robson Denton Development, L P submitted a Detailed
Plan for 1 389 acres located w~thm the Planned Development 173 (PD-173) Zomng D~stnct w~th
the intent to develop a golf course mmntenance facility, and
WHEREAS, on April 11, 2001, the Planmng and Zomng Commission recommended
approval of a Detmled Plan for such 1 389 acres, and
W~f-IEREAS, the City Counml finds that the Detmled Plan ~s consistent w~th the approved
amended Concept Plan for PD-173 and ~s in comphance w~th the 1999-2020 Denton
Comprehensive Plan ("The Denton Plan"), NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 Ordinance 98-265 providing for the approval of a Concept Plan for the
Planned Development-173 (PD-173) Zomng D~stnet Classfficat~on and Use Demgnat~on ~s
hereby amended by approving the Detmled Plan attached hereto and ~ncorporated here~n by
reference as Exhxb~t B for 1 389 acres located w~thm PD-173, more particularly described by the
legal description attached hereto and incorporated here~n by reference as Exhibit A, subject to
the following conrht~on

SECTION 2 The prows~ons ofth~s ordmance as they apply to the 1 389 acres shown ~n
the detmled plan hereto approved, shall govern and control over any conflmt~ng prows~ons of
Ordinance No 99-265, but all the prows~ons of Ordinance No 99-265 as they apply to that
remmmng port, on of the d~stnct not hereto amended, shall continue ~n force and effect and shall
apply to the rematnder of smd dtstnct
SECTION 3 A copy of th~s ordinance shall be attached to Ordinance No 99-265
showing the amendment herem approved
SECTION 4 Any person wolatlng any proms~on of this ordinance shall, upon
convmt~on, be fined a sum not exceeding $2,000 00 Each day that a prowmon of this ordinance
~s violated shall constitute a separate and distinct offense
SI~CTION 5 Th~s orchnanee shall become effective fourteen (14) days from the date of
xts passage, and the C~ty Secretary is hereby d~reeted to cause the caption of thru ordinance to be
pubhshed twine m the Denton Record Chromele, offimal newspaper of the Caty of Denton,
Texas, w~ttun ten (10) days of the date of its passage
