CHANGE IFROM MULTI-FAMILY- 1 (MF- 1 ) ZONING DISTRICT CLASSIFICATION AND
USE DESIGNATION TO PLANNED DEVELOPMENT (PD) ZONING DISTRICT
CLASSIFICATION AND USE DESIGNATION ALLOWING RESIDENTIAL AND
JEWERLY/HANDCRAFTS SHOP USES FOR APPROXIMATELY 0 2 ACRES OF LAND
COMMONLY KNOWN AS 315 WEST SYCAMORE STREET GENERALLY LOCATED 350
FEET EAST OF THE INTERSECTION OF CARROLL BOULEVARD AND SYCAMORE
STREET LEGALLY DESCRIBED AS PART OF LOT 3 AND ALL OF LOT 4 OF THE STROUD
ADDITION, PROVIDING A CONCEPT PLAN, PROVIDING FOR A PENALTY IN THE
MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, PROVIDING A
SEVERABILITY CLAUSE AND AN EFFECTIVE DATE (Z-01-0024)
WHEREAS, Angela J Sangmu lmtlated a change in zomng for approximately 0 2 acres of
land from MulU-famlly-1 (MF-1) zoning chstnct classification and use designation to Planned
Development (PD) zoning district classification and use designation allowmg residential and
jewelry/handcrafts shop uses, and
WHEREAS, on August 8, 2001, the Planning and Zomng Commission concluded a public
heanng as required by law, and recommend approval of the requested change in zoning, and
WHEREAS, the City Council finds that the change in zoning ~s consistent with the
Comprehensive Plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 The zomng district classfficat~on and use designation ofthe approximately 0 2
acres described m the legal description attached hereto and incorporated herein as Exhibit A is
changed from Multl-famdy-1 (MF-1) zoning d~smct classification and use designation to Planned
Development (PD) zomng district classification and use designation allowing one slngle-famdy
residential dwelhng and jewelry/handcrafts shop uses and the Detmled Plan attached hereto and
incorporated herein as Exhibit B is hereby approved, subject to the following condition
Any proposed signage shall be compatible with the scale and architectural character
of the existing structure
SECTION 2 The City's official zomng map is amended to show the change in zomng
dlsmct classfficatlon
SECTION 3 If any provision of this ordinance or the application thereof to any person or
circumstance is held invalid by any court, such invalidity shall not affect the vahdlty of other
provisions or applications, and to this end the provisions of th~s ordinance are severable

SECTION 4 Any person violating any provision of this ordinance shall, upon conviction, be
fined a sum not exceeding $2,000 00 Each day that a provision of this ordinance is wolated shall
constitute a separate and distinct offense
SECTION 5 That this ordinance shall become effective fourteen (14) days from the date of
its passage, and the City Secretary ~s hereby directed to cause the caption of this ordinance to be
published twice m the Denton Record-Chronicle, a dmly newspaper published in the City of Denton,
Texas, within ten (10) days of the date of its passage
