AN ORDINANCE OF THE CITY OF DENTON, TEXAS ZONING APPROXIMATELY
17 751 ACRES LOCATED NORTH OF SPENCER ROAD BETWEEN WOODROW LANE
AND LOOP 288 IN SOUTHEAST DENTON TO ESTABLISH A CONDITIONED LIGHT
INDUSTRIAL (LI[C]) ZONING DISTRICT CLASSIFICATION AND LAND USE
DESIGNATION, PROVIDING A SEVERABILITY CLAUSE, PROVIDING FOR A
PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF,
AND PROVIDING FOR AN EFFECTIVE DATE (Z-00-001)
WHEREAS, this zoning was lmtmted by the City of Denton, the owner of the subject
property, and
WHEREAS, on February 9, 2000, the Planning and Zomng Commission recommended
approval of the herem described zonmg of the subject property, and
WHEREAS, the C~ty Cotmcfl finds that the here~n described zomng ss conmstent w~th the
1999 Denton Comprehenmve Plan and will prowde for a senmble and compatible arrangement of
land uses, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 the approximate 17 751 acres of land more partmularly described ~n Exhibit
"A" attached hereto and made a part hereof by reference (the "Property") ~s hereby zoned and
clasmfied as Conditioned L~ght Industrial (LI[c]) zomng d~stnct classification and land use
demgnatlon, subject to the followmg conditions

Any new extenor hght~ng shall be shielded so as not to shine upward or d~rectly
illuminate adjmmng property
Any new development or redevelopment of the property that changes use or results m an
expanmon of bmldmgs or other structures greater than 25% of the current area shall
reqmre approval of a rote plan by City Council following a recommendation by the
Planmng and Zoning Commission The rote plan must meet the m~mmum reqmrements
~n ,place for detailed plans w~ttun a planned development zone dmtrmt or any eqmvalent
reqmrements
Prior to any sale, the property shall be platted, and pubhc ~mprovements made, m
conformance w~th City of Denton subdivision and land development regulations

SECTION 2 The C~ty's official map ~s amended to show the Conditioned Light Industrial

SECTION 3 Should any part of this ordanance be held illegal for any reason, such
holding shall not affect the remaining portion of this ordinance
SECTION 4 Any person violating any provision of this ordinance shall, upon conviction,
be fined a sum not exceeding $2,000 00 Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense
SECTION 5 This ordinance shall become effective fourteen (14) days from the date of
its passage, and the City Secretary is hereby directed to cause the caption of this ordinance to be
published twice in the Denton Record Chronicle, official newspaper of the City of Denton,
Texas, wltban ten (10) days of the date of its passage
