AGRICULTURAL (A) ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION TO
CONDITIONED SINGLE-FAMILY 7 (SF-7[C]) ZONING DISTRICT CLASSIFICATION AND
USE DESIGNATION FOR 49 528 ACRES OF LAND LOCATED ON THE SOUTHEAST
CORNER OF SILVER DOME ROAD AND FARRIS ROAD INTERSECTION, PROVIDING FOR
A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF,
AND PROVIDING FOR AN EFFECTIVE DATE (Z-99-008)
WHEREAS, Greg Edwards, on behalfofLumus Cox, has applied for a change in zoning for
49 528 acres of land from Agricultural (A) zomng district classfficat~on and use deslgnatlon to
conditioned Slngle~famdy 7 (SF-7[c]) zomng d~stnct classfficatlon and use designation, and
WHEREAS, on March 24, 1999, the Planning and Zomng Commission recommended
approval of the requested change ~n zoning, and
WHEREAS, the City Council finds that the change in zoning w~ll be ~n compliance w~th the
1988 Denton Development Plan, the 1998 Denton Plan Pohc~es, and the 1999 Growth Management
Strategies and Plan, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zoning district classfficatmn and use designation of the 49 528 acre
property described in the legal description attached hereto and incorporated herein as Exhibit A is
changed from Agricultural (A) zomng d~stnct classlficat~on and use designation to conditioned
Slngle-famaly 7 (SF-7[c]) zoning d~stnct classfficatlon and use daslgnatlon under the comprehensive
zomng ordinance of the City of Denton, Texas, subject to the following conditions
1 A 10,000 square foot mlmmum lot size for any lot that is adjacent to Fares Road between
I~ngs Row and Silver Dome Road as they are presently located,
2 A mlmmum mmn dwelling size of 1,800 square feet on any lot that ~s adjacent to Fares
Road between Kings Row and Silver Dome Road as they are presently located, and,
3 Masonry materials shall be required on 75% of the exterior wall surfaces of the primary
structure, excluding window and door openings
SECTION II That the City's official zomng map ~s amended to show the change ~n zoning
d~stnct classfficatlon
SECTION III That any person wolat~ng any prowsaon of th~s ordinance shall, upon
conviction, be fined a sum not exceeding $2,000 00 Each day that a provision ofth~s ordinance is
violated shall constitute a separate and d~st~nct offense
SECTION IV That this ordinance shall become effective fourteen (14) days from the date
of ~ts passage, and the City Secretary is hereby chrected to cause the caption of this ordinance to be
published twice in the Denton Record-Chromcle, a dally newspaper published in the City of Denton,
Texas, w~thm ten (10) days of the date or,ts passage
