FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE (Z-99-013)
WHEREAS, Burke Engmeenng, on behalf of Bill Orr and Craig Irwin, has apphed for a
change m zomng for 46 194 acres of land from Agricultural (A) zomng district classification and
use designation to Single-Family 16 (SF-16) and S~ngle-Famfly 10 (SF-10) zomng d~stnct
classification and use designation, and
WHEREAS, on April 28, 1999, the Planning and Zoning Commission recommended
approval of the requested change m zomng, and
WHEREAS, the City Council finds that the change ~n zoning wall be in compliance with
the 1988 Denton Development Plan and the 1998 Denton Plan Policies, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
~ That the zomng district classification and use designation of the 46 194 acre
property descnbed in the legal descnptlon attached hereto and incorporated here~n as Exhibit
"A" ~s changed from Agricultural (A) zomng district classification and use designation to Single
Family 16 (SF-16) Zomng D~stnct Classification & Use Designation for 21 853 acres of land
(Tract 1) and Single Family 10 (SF-10) zoning district classification and use designation for
24 341 acres of land (Tract II), under the comprehensive zomng ordinance of the City of Denton,
Texas
~ That the C~ty's official zoning map is amended to show the change m
zoning district classification
~ That any person violating any provision of this ordinance shall, upon
conviction, be fined a sum not exceeding $2,000 00 Each day that a provision of this ordinance
is violated shall constitute a separate and distinct offense
~ That this ordinance shall become effective fourteen (14) days from the
date of its passage, and the City Secretary is hereby directed to cause the caption of this
ordinance to be pubhshed twice in the Denton Record-Chromcle, a dally newspaper pubhshed in
the City of Denton, Texas, wathln ten (1 O) days of the date of ~ts passage
