Anderson, are the owners of that certain lot, tract, or parcel of land situated in the Henry Tierwester Survey Abstract Number 1241 in the City of - Sanger, Denton County, Texas, being all of Lots I and 2, Block I of Hillciest Addition, Section Two, an addition to the City of Sanger, Denton County, Texas according to the plat thereof recorded in Volume 8, Page 30, Plat Records, Denton County, Texas, and being more particularly described as follows: BEGINNING at an iron rod found for comer in the south line of Marcia Drive, a public roadway having a - right-of-way of 50.0 feet, said point being the northeast comer of Lot 1, Block B of Bucklew-Freese Addition, Section III, an addition to the City of Sanger, Denton County, Texas according to the plat thereof recorded in Volume 4, Page 49, Plat Records, Denton County, Texas; THENCE S 88" 51' 34" E, 144.55 feet with said south line bf said Marcia Drive to an iron rod set for corner in the west line of Diane Drive, a public roadway having a right-of-way of 50.0 feet; THENCE S 01 0 08'09" W, 174.94 feet with said west line of said Diane Drive to an iron rod found for comer, said point being the northeast corner of Lot 3 in said Block I of said Hillorest Addition, Section Two; THENCE N 890 03' 3T'W, 144-11 feet with the north line of said Lot 3 to an iron rod found for comer, said point being the southeast comer of Lot 2 in said Block B of said Bucklew-Freese Addition, Section III; THENCE N 0011 59' 29" E, 175.44 feet with the east line of said Block B of said Bucklew-Free-se Addition, Section III to the PLACE OF BEGINNING and containing 0.580 acre of land. NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT We, the aforesaid owners of land shown on this plat and whose name is subscribed hereto, and in person or through a duly authorized agent do hereby adopt this plat designating the herein above tract as LOT I -A BLOCK 1, HILLCREST ADDITION SECTION TWO, amending Lots I and 2, Block I of Hillerest Addition Section Two, an addition to the City of Sanger, Denton County, Texas, and do hereby dedicate to the public use forever all streets, alleys, parks, watercourses, drains, utility easements, drainage easements., and public places as shown thereon for the purposes and consideration therein expressed. All and any public utilities shall have the full right to remove and keep removed all growths which may endanger or Interfere with the construction, maintenance, or efficiency of its respective system on the utility easement for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining and adding to or removing all or part of its respective systems without the necessity at anytime of procuring the permission of anyone.
