WHEREAS, Stephen L Koch is the owner of all that certain tract of land situated in the J.P-B.
January Survey, Abstract Number 658, Denton County, Texas and being a part of the called
8 000 acre tract described in the deed from Virgil Eugene Jamagin, Jr., and Annette Jarnagin to
Stephen L. Koch recorded under Clerk's File Number 97-ROO91540 of the Real Property Records
of Denton County, Texas as recognized and occupied on the ground; the subject tract being
more particulalry, described as follows:
BEGINNING for the Southwest Corner of the tract being described herein at a 112" iron rod found
for the Southwest Corner of said Koch tract in Chisum Road;
THENCE North 02 Degrees 26 Minutes20 Seconds East with the West Sine of said tract in said
Road a distance of 704.66 feet to a 1/2" iron rod found for the most Westerly Northwest Corner
of said Koch tract,
THENCE South 88 Degrees 20 Minutes 31 Seconds East with the North line thereof a distance
of 453,30 feet to a capped iron rod set in the East line of said Koch tract,
THENCE South 02 Degrees 22 Minutes 50 Seconds West with said East line generally along a
fence a distance of 704.99 feet to a capped iron rod found for the Southeast Comer of said Koch
tract.
THENCE North 88 Degrees 17 Minutes 55 Seconds West with the South line thereof. generally
along a fence a distance of 454.01 feet to the PLACE OF BEGINNING and enclosing 7 340
acres of land.
NOW THEREFORE, KNOW ALL ME BY THESE PRESENTS:
That Stephen L. Koch does hereby adopt this plat designating the herein described property as
Teressa's Subdivision, in Denton County, Texas and do hereby dedicate to the public use
forever. the street rights -of -way and public easements shown hereon
