owner of the following described property to wit:
BEING a replat of all of Lot 1 and the remainder of Lot 4, Block
5, The Fry Addition to the City of Denton, Denton County, Texas
as recorded in Volume 75, Page 74-76, Denton County Deed Records
and the south half of Henry Avenue, a vacated 60 foot wide
public right-of-way. Said tract being more particularly described
by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rebar set with yellow plastic cap
stamped "Landes & Assoc." at the intersection of the north
right-of-way line of University Drive (State Highway No. 380, a
80 foot wide public right-of-way,) and the west right-of-way line
of Bolivar Street (a 60 foot wide public right-of-way);
THENCE S 890 19' 00" W, along said north right-of-way line,
150.00 feet to a 1/2 inch iron rebar set with yellow plastic cap
stamped "Landes & Assoc." in the west boundary of the
aforementioned Lot 4;
THENCE N 000 22' 30 E, leaving said north right-of-way line and
along said west boundary, 212.00 feet to a 1/2 inch iron rebar
found under asphalt in the center of the aforementioned Henry
Avenue;
THENCE N 890 19' 00" E, along the center line of said Henry
Avenue 150.00 feet to a 1/2 inch icon rebar set with yellow
plastic cap stamped "Landes & Assoc." in the aforementioned west
right-of-way line of Bolivar Street;
THENCE S 000 22' 30" W, along said west right-of-way line, 212.00
feet to the POINT OF BEGINNING and containing 0.730 of an acre.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT rnc,
