WHEREAS, Denton Independent School District is the owner of all that certain tract
of land situated in the C. Poullolier Survey Abstract Number 1006, City of Denton,
Denton County, Texas and being all of the called 15.00 acre tract described in the
deed from Henry S. Miller Co. to Denton Independent School District recorded in
Volume 979, Page 174 of the Deed Records of Denton County, Texas; the subject
tract being more particularly described as follows:
BEGINNING for the Northwest corner of the tract being described herein, at a 1/2
inch iron rod set (NOW KNOCKED OUT) for the Northwest corner of the 15.00 acre
tract on the south right-of-way of Teasley Lane;
THENCE South 89 Degrees 57 Minutes 33 Seconds East with the South right-of-way
of Teasley Lane and the North line of the 15.00 acre tract a distance of 578.27
feet to a 1/2 inch iron rod set (NOW .KNOCKED OUT) at a beginning of a curve
to the right having a radius of 671.78 feet;
THENCE along the arc of the said curve, on arc length of 118.45 feet (chord
bearing South 85 Degrees 01 Minutes 00 Seconds East a distance of 118.30 feet)
to a 1/2 inch iron rod found at the Northeast comer thereof and the Northwest
corner of a called 9.212 acre tract I described in the deed from Alexander
Management to E. Alexander recorded under C. F. N. 97-R0002632 of the Real
Property Records, Denton County, Texas;
THENCE South 00 Degrees 51 Minutes 22 Seconds East with the West line of the
Alexander tract and the East line of the 15.00 acre tract (PASSING AT A
DISTANCE OF 10.96 FEET A 112 INCH IRON ROD FOUND ON DEDICATED
SOUTH RIGHT-OF-WAY OF TEASLEY LANE AND CONTINUING ALONG THE SAME
COURSE, IN ALL) a distance of 332.10 feet to a 1/2 inch iron rod found at an
angle point therein;
THENCE South 24 Degrees 29 Minutes 26 Seconds East with the West line of the
Alexander tract and the East line of the 15.00 acre tract a distance of 126.27 feet
to a 1/2 inch iron rod found at an angle point therein;
THENCE South 01 Degrees 16 _Minutes 40 Seconds East with the West line of the
Alexander tract and the East line of the 15.00 acre tract passing at 254.28 feet a
1/2 inch iron rod found at the Northwest corner of the R. N. W. Addition as shown
by the plot thereof recorded in ,Cabinet H, Page 338 of the Plot Records of Denton
County, Texas, and continuing with the East line of the 15.00 acre tract, a total
distance of 417.07 feet to a 1/2 inch iron rod set (NOW A FENCE" CORNER
POST) for the Southeast corner thereof and the Northeast corner of Bentooks
Addition as shown by the plot thereof recorded in Cabinet d, Page 276 of the said
Plat Records of Denton County, Texas;
THENCE South 88 Degrees 44 Minutes 02 Seconds West with the North line of
Bentooks Addition as shown by the Plat 'thereof recorded in Cabinet D, 'Page 276 of
the said Plot Records of Denton County, Texas, and the South line of the 15.00
acre tract a distance of 783.15 feet to a 1/2 inch iron rod found for the
Southwest corner thereof and the Northwest corner of Bentooks Addition on the East
line of Southmonth Subdivision, Section One as shown by the Plat thereof recorded
in Cabinet B, Page 174 of the said Plat Records of Denton County, Texas;
THENCE North 01 Degree 31 Minutes 34 Seconds East with the West line of the
15.00a acre tract and the East line of Southmont Subdivision, Section One a
distance of 290.85 feet to a 1/2 inch square iron rod found at the Southeast
corner of the Replot of Southmont _Subdivision as shown by the Plat thereof
recorded in Cabinet G, Page 297 of the Plot Records of Denton County, Texas, and
with the north line of the 15.00 acre tract;
THENCE North 01 Degree 11 Minutes 24 Seconds East with the East line of the
Replat of Southmont Subdivision and the West line of the 15.00 acre tract a
distance of 601.31 feet to the POINT OF BEGINNING and enclosing 15.001 acres of
land.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENT:
THAT, Denton Independent School District, does hereby adopt this plot designating
the herein described property as Lot 1, Block A, Sam Houston Elementary School
Addition in the City of Denton, Denton County, Texas and does hereby dedicate to
the public use forever the street rights-cif•-woy and public easement -shown hereon.
