What are comparable lease terms on the open market? I believe these are similar lease terms as for
the Chamber? $11 psf?
A preliminary review of comparable leases within a three-mile radius indicates a market
average of $13–$14/psf. Discover Denton’s current rate of $11/psf is consistent with the
terms held by the Denton Chamber of Commerce prior to the City’s acquisition of
Discover Denton in December 2024. Under that agreement, the Chamber transitioned to
a reduced office footprint with a negotiated lease of $1.00 annually.

to complete the winterization?
Wartsila will be required to complete a portion of the work, as it involves accessing
proprietary components that only they can access. However, their cost to complete this
portion is approximately $50,000, which is part of a separate agreement.
